About the role

Seeking an experienced and proactive Contracts Manager to join our established team. This is a key leadership role responsible for the successful delivery of multiple construction projects, ensuring that they are completed on time, within budget and to the highest quality and safest standards.

Duties of the Contracts Manager

  • Lead and oversee the delivery of multiple construction projects from pre-construction through to completion.
  • Manage site teams and ensure effective communication between subcontractors, clients and stakeholders.
  • Monitor progress, programme and budgetary performance, taking corrective actions where necessary.
  • Ensure compliance with health & safety regulations and company policies.
  • Conduct site visits, chair project meetings and provide regular progress reports to the Construction Director.
  • Work closely with the wider team including, estimator, quantity surveyors, design managers, and the site team to ensure seamless project execution.

Requirements for the role

  • Proven experience as a Contracts Manager or in a similar Senior Construction Management role.
  • Strong technical knowledge across a variety of construction sectors, ideally within similar sectors as mentioned above and on projects up to 20million.
  • Excellent leadership, organisation and communication skills
  • Ability to manage multiple projects concurrently
  • Knowledge of current construction legislation and best practice
  • Full UK driving license and willingness to travel to multiple sites when required.

The Role:
We're on the lookout for a Contracts Manager who knows their way around a residential refurbishment like a chippy knows their way around a set square. Projects range from 200k to 1m across London, covering everything from listed gems to modern block refurbs-because not every project comes with a marble waterfall and a butler's pantry. If you're used to keeping subcontractors in line, projects on track, and clients out of the rafters, this could be for you.

Your Day-to-Day:
Programming & Progress Monitoring: Keeping projects running smoother than a freshly plastered wall.
Subcontractor Coordination: Managing trades with the precision of a good mitre cut.
Contract Administration (JCT): RFIs, variations, and enough paperwork to keep your printer in business.
Liaising with Surveyors, Architects & Asset Managers: Speaking fluent we can make that work and I'll find a way.
Overseeing Structural and Internal Works: MEP, fire safety, drylining, ceilings-if it needs fitting, you know how to get it done.
Maintaining Quality & H&S Standards: CDM 2015, BSA 2023-because building regs aren't just suggestions.

What We're Looking For:
10+ years in construction , with at least 3 spent managing the joys of London logistics.
Solid internal refurbishment experience-if you know your stud walls from your steel beams, we're off to a good start.
Used to juggling a 500k - 1m project alongside a couple of smaller ones, ideally without spontaneous combustion.
Happy to jump in on estimating or defect checks -preferably before the client finds them.
SMSTS, CSCS, First Aid, Asbestos Aware preferred-but surviving a live project in London is pretty close.
Full UK Driving Licence. Sat-nav literacy required; parallel parking skill, a bonus.

Our civil engineering and infrastructure client are seeking a Contracts Manager for their Water division supporting a new Southern Water framework across West Sussex and Kent on a permanent basis.

Responsibilities of the Contracts manager include the financial monitoring and control of the contracts, ensuring Health, Safety, Environmental and Quality compliance is maintained, and the Company's procedures and objectives are achieved.

Responsibilities

  • Ensure that projects and planned and programmed to a level of detail necessary for the site team to deliver the scheme without delays
  • Ensure that procurement and reconciliation of materials are carried out in accordance with Company procedures to best value and prevent delays
  • Ensure site team compliance with Company commercial policies and procedures
  • Attend tender handover meetings (the tender handover should be done by the estimator) and deliver pre-start meetings to the site team
  • Ensure a commercial plan and end-of-life forecast are in place and monitored monthly for the successful commercial delivery of the project
  • Produce and analyse progress reports, updated costs, and forecasts
  • Ensure correct commercial engagement of subcontractors
  • Implement the risk management process, review risk registers and check risk controls
  • Review the CVRs monthly with the project teams, implementing necessary actions.
  • Complete and distribute the Contract Initiation/Completion form for each project
  • Ensure Weekly review of progress, budget resources and forward planning is carried out and look ahead programmes are in place
  • Chair and attend internal and external meetings and ensure the production of accurate records of any discussions and actions
  • Ensure timely management of both temporary and permanent design to meet the requirements of each project
  • For example, set the highest possible standards of leadership in the promotion of HS&E procedures and best practices, and ensure minimum compliance with Company procedures and legal obligations
  • Allocate HS&E responsibilities and duties for site personnel, check to understand and provide training as necessary
  • Build and maintain relationships with the customer, both the Client and external customers
  • Chair and lead meetings with the customer and report on progress to date
  • Ensure that works are carried out in a manner that minimises community impact

Skills/experience/qualifications

  • Extensive experience in managing projects within a civil/water environment
  • Good working knowledge of contract conditions, CDM regulations, design management, programme and risk management and cost control including forecasting, actual cost, and value reporting
  • Experience with MS projects (and P6 an advantage)
  • Knowledge of the NEC contract including the Early Warning and Compensation Event mechanisms
  • Educated as a minimum to HNC/HND/Degree level (or equivalent)
  • SMSTS
  • CSCS card
  • Experience in the Pre-Qualification and Tendering process for a number of multi-discipline projects
  • Excellent people management skills with the ability to influence and mentor
