Job Title:- Senior/Design Manager

Location:- East London 

Type of Contract:- Full Time

A bespoke Main Contractor with a turnover to work for are seeking a Senior/Design Manager  to join their growing team on a full time basis, where you would be running your own projects within High End Residential/Commercial fit-out over 10 million, varying in scale and complexity. The successful candidate will be responsible for managing the design development and coordination process and working with various Sub-Contractors in order to execute the Design process. 

Responsibilities include but aren’t limited to:

  • Reviewing tenders received and identifying scope gaps, design risks, coordination issues
  • li>Leading design team and coordination meetings between the Conractor's appointed consultants and design team to manage and monitor the PCSA period as well as through out construction to react to any discoverables on site.
  • Managing client expectations and main point of contact for design issues
  • Managing design change from the client team
  • Checking working drawing packages produced by the design team to ensure completeness
  • Resolving technical issues arising from design development and site during construction
  • Value engineering
  • Promoting strategies for buildability and simplifying construction while maintaining design intent
  • Managing subcontractor design packages and obtaining consultant approval, coordination with other trades where interfaces occur. Managing sample and mockup review and approval.
  • Managing statutory bodies and approvals ie planning, listed building consent, building control.
  • Overseeing environmental accreditations and responsible for coordination of information from design team and subcontractors and submission to environmental assessors.

The ideal Candidate will have:

  • Must have worked for a Main Contractor within Residential/Commercial Fit-out for more than 5 years on projects valued over £10million upwards 
  • < i>Architectural background min. 4/5 years in practice.  li>Experience in JCT design and build projects from RIBA stage 1-5, later RIBA stages preferable ideally within sectors listed above.
  • Experience as lead consultant coordinating multiple disciplines and consultants.
  • Experience in reviewing, commenting and approving sub-contractors / fabrication drawings
  • Technical building and construction knowledge. Fitout, structural alterations and façade repairs experience preferable.
  • li>Knowledge of interior finishes and supply chain to assist with value engineering or programme supply issues requiring alternative finishes.
  • Knowledge of building regulations and statutory requirements

We are working alongside a successful London based building main contractor, with a turnover last year of 175m and expected turnover this year of 200m+. Our client's business model is extremely well managed, with a reputation for producing a quality project on time and budget, which results in a large amount of repeat business. They have a 20m change of use project in the Victoria of Central London.
