Job Brief:
Look after the M&E for 8 buildings in London, Croydon, Essex, and the Bracknell area. With a total of 1,400 flats. You will be responsible for preserving the good condition of infrastructure and ensuring that facilities are safe and well-functioning. You will be based at the Croydon building, however you will be expected to do regular visits to all 8 buildings.
Main responsibilities:
Manage in-house maintenance team:
- Operatives
- Engineers
- Plumbers
- Electricians
- Head office administrators
Manage maintenance of building fabric, ensuring buildings meet legislative, regulatory, and
environmental standards such as;
- Lifts
- H&S Risk Assessments
- Fire Risk Assessments
- Fire compliance
- Groundskeeping
- Risk management
- Project manage, supervise, and coordinate the work and performance of contractors
- Calculate, challenge, and compare costs for required goods or services to achieve maximum
- value for money
- Preparing documents for tenders to contractors
- Conduct regular inspections. Resolve any major problems detected
- Implement and manage a robust PPM to minimise system downtime and improve the smooth running
Requirements and skills:
- Mechanical and Electrical background
- Fire safety knowledge
- Ideal if has a construction background
- Proven experience as facilities manager or relevant position
- Well-versed in technical/engineering operations and facilities management best practices
- Excellent verbal and written communication skills
- Excellent organizational and leadership skills
- Good analytical/critical thinking
- Relevant professional qualification (e.g. CFM) will be an advantage
