Purpose of the role
Rettie & Co. have an established a strong presence in the
mid-market/intermediate rent (MMR) sector, dealing with the letting
and management of units funded through Scottish Government’s National
Housing Trust (NHT) initiative.
Working within the Build to
Rent Team which is part of the Development Services Division, the
Property Manager willl be responsible for ensuring the efficient
management of our mid-market/intermediate rent (MMR) and build to rent
(BTR) portfolios, liaising closely with our developer and investor
clients as well as residents to ensure they receive the best possible
service from Rettie & Co. You will work alongside team colleagues
and onsite staff, as well as any third party suppliers. Your primary
focus will be on the buildings and common areas (as distinct from the
units), to ensure they are safe, working efficiently and welcoming
places to live.
You will demonstrate good knowledge of all
aspects of block management (factoring) and/or facilities management,
have an understanding of the private sector lettings industry in
Scotland, and show an ability to deal with investor clients (as
distinct individual private clients or owner occupiers).
Key
responsibilities Delivering
professional block management/factoring or facilities management
services (both onsite and back office):
- Ensuring 100%
compliance with regulatory standards (including services outsourced to
third party suppliers)
- Proactively managing vacant and
occupied properties (both units and blocks)
- Building and
maintaining strong relationships and communication with clients and
residents
- Carrying out regular inspections – establishing
property condition and identifying essential and optional repair and
maintenance works - ensuring recommended works are actioned
- Instructing property and related repair, maintenance and, if
required, improvement works
- Monitoring the performance of
contractors and other third parties generally, to ensure completion on
time and on budget – considering value for money and quality of
service
- Developing maintenance plans and preparing notional
budgets
- Reviewing and tendering contracts for
routine/cyclical works
- Attending meetings as may be required
from time to time in fulfilment of Rettie & Co.’s service obligations
– including but not limited to internal meetings, fire officers,
council officials, resident communities and client meetings
- Identifying and pursuing or referring new opportunities -
mobilising and integrating new instructions
- Fulfilling any
associated administrative tasks
