PURPOSE OF ROLE


This is a key role working with clients to assist with the management of their portfolio requirements. This is a unique opportunity enabling you to be clients point of contact giving you responsibility for managing the relationship in terms of their portfolio.


Although this role is based in our Head Office, Bristol, this opportunity encourages you to visit client’s premises and become thoroughly acquainted with each property in the portfolio.


RESPONSIBILITIES


  • Assist with the management of a portfolio of commercial investment properties throughout the UK, comprising office, industrial, and retail property types.
  • Set up new management instructions, including review of documents, abstracting data and input.
  • Maintaining estates records and updating database, as necessary.
  • Property inspections.
  • Preparation of service charge budgets.
  • Preparation of service charge reconciliations.
  • Ensuring the provision of required landlord’s services to discharge obligations using FM support team.
  • Ensuring statutory compliance across the portfolio.
  • Tenant liaison, compliance and processing applications.
  • Ensuring the collection of rent, service charge, insurance and direct recoverables using our Property Management Administration Department.
  • Implementing planned maintenance using FM support team.
  • Arranging reactive maintenance using FM support team
  • Ensuring buildings insurance cover is in place; this will include general insurance mediation including procurement, in accordance with the provisions of the RICS’ Designated Professional Body (DPB).
  • Notifying clients of rent review and lease renewal events.
  • Providing Management Company administrative support, relative to company secretarial matters.
  • Participation in the generation of new business.
  • Participation in cross selling other services offered by Alder King.
  • Client care/management, including timely client reporting and attending meetings as appropriate
  • Participation in Management Services Working Group.
  • Identifying PR opportunities.
  • Participation in the continual improvement of services and working practices.
  • Management of junior/support resource as appropriate.


GENERAL


  • Uphold the Firm’s values at all times during both internal and external dealings
  • Proactively seek out and attend relevant networking events in order to nurture and grow the Firm’s client contacts with the view to generating growth
  • Consistently produce high quality work which, at a minimum, meets client’s expectations. In addition, work collaboratively with third parties as appropriate to ensure you exceed client requirements
  • Willingly share relevant and appropriate knowledge with colleagues and support their development as required


QUALITIES AND QUALIFICATIONS


  • Hold RICS qualification and be 3 – 5 years PQE.
  • Be a highly motivated commercial approach, with ability to work as part of a team and be a self-starter working on your own initiative.
  • Have resilience to work under pressure; have excellent prioritisation, time management, negotiation and organisation skills and attention to detail.
  • Possess excellent/good communication and inter-personal skills and, deliver information clearly and succinctly.
  • Be proactive and receptive to change, hold a positive ‘can do’ attitude and uphold the highest level of professionalism at all times.
  • Fluent with all Microsoft packages and relevant to the role IT packages
  • Have strong research, analytical skills and reporting skills.
  • Hold a clean driving licence.


PRIMARY LOCATION


The role will be based within the Bristol office. However, due to the nature of our business you may be required to work in other offices from time to time. In addition, this role requires travel nationwide to client premises.
