HIRING: Senior Property Manager

We are seeking an experienced and proactive Senior Property Manager to join a large and growing global property management company. In this key role, you will take responsibility for the day-to-day management of a diverse residential property portfolio, delivering exceptional service to landlords and tenants while supporting the wider property management team.

Key Responsibilities
  • Managing a residential property portfolio from move-in to tenancy end
  • Overseeing lettings administration, including tenant referencing, tenancy agreements, and move-ins
  • Coordinating inventories, check-ins/check-outs, and deposit returns/disputes
  • Managing rent collection, reconciliations, statements, and arrears control
  • Handling maintenance and repairs, liaising with contractors, tenants, landlords, and managing agents to ensure issues are resolved efficiently
  • Organising and monitoring statutory compliance, including Gas Safety Certificates, Electrical Installation Condition Reports (EICRs), EPCs, and other legal requirements
  • Acting as the primary point of contact for landlords and tenants, providing expert advice and resolving queries professionally
  • Negotiating tenancy renewals, rent reviews, and updated tenancy terms
  • Conducting routine property inspections and preparing detailed reports with recommendations
  • Supporting overseas landlords and overseeing the onboarding of new properties
  • Ensuring compliance with current property legislation and industry best practice
  • Assisting with mentoring junior team members and contributing to the continuous improvement of property management processes
About You
  • ARLA Propertymark qualification (essential)
  • 3+ years' experience in residential property management
  • Experience managing 100 + AST Portfolio
  • Strong knowledge of UK residential lettings legislation and compliance requirements
  • Excellent organisational skills with exceptional attention to detail
  • Outstanding communication and customer service skills
  • A proactive, solutions-focused approach with the ability to build strong relationships with landlords, tenants, and contractors

My Client, a growing independent and boutique estate agency with a portfolio all over West London, are seeking a Property Accountant to joint their team in their team in Hounslow.

Fluency in Punjabi or Hindi is highly desired, as many of their clients and suppliers communicate in these languages.

Responsibilities
  • Financial Reporting: Prepare accurate financial statements, balance sheets, profit and loss accounts, and cash flow statements. Ensure compliance with accounting standards and legal regulations.
  • Budgeting and Forecasting: Assist in the development of annual budgets and financial forecasts. Monitor actual performance against budgeted targets and provide analysis to support decision-making.
  • Taxation: Handle tax planning and ensure compliance with tax laws. Prepare and submit tax returns accurately and on time.
  • Bookkeeping: Maintain accurate and up-to-date financial records, including accounts payable, receivable, payroll, and general ledger entries.
  • Financial Analysis: Conduct financial analysis and provide insights to support strategic planning, identify cost‑saving opportunities, and improve overall financial performance.
  • Internal Controls: Establish and maintain effective internal controls to safeguard company assets and prevent financial discrepancies.
  • Audits: Coordinate and support external audits, address audit queries, and implement audit recommendations.
  • Vendor and Client Management: Oversee financial transactions with vendors and clients, ensuring accuracy and adherence to contractual terms.
  • Compliance and Regulation: Stay updated on accounting standards, tax regulations, and industry best practices. Implement necessary changes to ensure compliance.
  • Financial Advice: Offer financial advice and guidance to the management team on business decisions and investments.
Requirements
  • Accounts qualification is essential (ACCA or equivalent).
  • Proven experience as an accountant, preferably in the real estate or property sector.
  • Proficiency in financial software and Microsoft Office Suite.
  • Strong analytical and problem‑solving skills.
  • Excellent communication and interpersonal abilities.
  • Attention to detail and a high level of accuracy.
  • Ability to work independently and as part of a team.
  • Knowledge of relevant accounting standards and tax regulations.

Required working hours: Office based Monday - Friday, 8am to 4pm

My client, a globally established and leading Real Estate Agency, are currently seeking a Night Resident Experience Assistant to join their brand-new luxury residential Build-to-Rent development in Birmingham comprising 667 apartments.

You will be providing support to the onsite property management services team in the delivery of a high‑quality service for the benefit of clients and tenants. You will ensure a high level of customer service is provided to residents at all times, all statutory H&S requirements are met and engage residents to create a sense of community within the building. Ensure the safety and security of the development is at the forefront of your mind and all issues are dealt with swiftly and in a professional manner.

Key Responsibilities
  • Welcoming residents to the scheme whilst providing first‑class customer service at all times
  • Ensuring the front desk is manned at all times and is presented to a high standard
  • Monitoring the resident services email inbox and actioning requests and enquiries as required
  • Creating a community feel through communication, events and innovations
  • To act as the first point of call for residents to report maintenance issues
  • Ensuring up‑to‑date resident communication via various channels including social media
  • Co‑ordinating all contractor appointments and logging issues in order that required service levels are attained
  • Carrying out regular inspections of communal areas and apartments
  • Ensuring communal areas and available apartments are well presented and appealing to prospective tenants at all times
  • Ensuring all leasing trackers are up to date showing apartment availability, number of viewings etc
  • Meet and greet with new tenants; providing familiarisation tours and new tenancy information where required
  • Completing full check‑in and check‑out reports
  • Complete regular building walks to ensure there are no Health and Safety issues evident or any security concerns. Highlighting any issues to your Line Manager and taking the appropriate action at the time.
  • Undertake relevant compliance checks as required by the Resident Services Manager such as apartment water flushing, fire doors check etc
  • Completing any special projects as required
  • Completing any special projects assigned by the reporting Manager
Sills and Experience required:
  • Security SIA licence is desirable
  • Strong interpersonal skills
  • Proactive and dynamic taking ownership of all core duties
  • Accuracy and attention to detail
  • Excellent communication skills displaying sensitivity to and understanding of residents’ needs
  • Ability to handle multiple tasks
  • Competent in using, Word and Outlook
