  • Acting as a key point of contact on construction projects alongside third‑party project managers

  • Communicates clearly with internal teams and external stakeholders
  • Demonstrates curiosity, tenacity and a hands‑on approach

Senior Associate specialising in Real Estate Executive Search at Rockbourne

We’re proud to be partnering with one of the UK’s most dynamic real estate Development Managers, a delivery-led, design-savvy firm transforming high-potential urban spaces into thriving destinations across the country.

With a diverse pipeline of projects already underway from reimagined retail centres to mixed-use extra care schemes, they’re now looking to bring in a Senior Project Manager who can own the delivery of complex projects and grow into a senior leadership role over time.

This is a rare opportunity to join a business where you’re not just managing projects – you’re shaping places.

The Role

This is about turning vision into reality – and owning every detail of the journey.

You’ll be:

  • Leading the delivery of key redevelopment projects of a shopping and a growing extra care portfolio
  • Managing stakeholders ranging from pension funds and consultants to occupiers and planners
  • Taking projects from post-acquisition through to planning, construction, and PC
  • Working closely with senior leadership while gaining the autonomy to run your own show
  • Building a team around you – delivery now, leadership next.

This isn’t a project manager role – it’s broader. It’s about seeing the commercial and creative angles while getting stuck into the delivery detail.

What’s in it for you?

Total Exposure – From £1m refurbishments to £2bn masterplans, no two projects are the same. This is real breadth.

Tangible Progression – Start as a Senior Project Manager and grow into a Development Manager. The path is clear and the support is real.

Learn by Doing – This is a low-ego, high-impact environment. You’ll pick up planning, appraisals everything you need to become a 360 development individual.

Design Meets Delivery – Work on schemes that balance ROI with real placemaking – think cinemas, rooftops, and creative mixed-use spaces.

Non-Hierarchical Culture – Work directly with founders and senior DMs. No red tape. No corporate fluff.

What Do You Need to Bring?

  • Experience taking development schemes through planning and into delivery
  • Comfortable leading design teams, consultants, and contractors
  • Background in project or development management (client-side, consultancy, or agency)
  • Sector experience flexible – could be retail, residential, commercial, or care
  • Hunger to learn and grow – whether you’re a PM ready to step up or a DM who wants to broaden their skillset
  • Curious, hands-on mindset with an eye for detail and a drive to make things happen

The Package:

  • Bonus: discretionary
  • Location: London
  • Hybrid: 3 days in with 2 days out

If you want to do more than manage a process – if you want to shape places and grow a career that goes the distance – we’d love to hear from you.

Job Description

Overview

Rockbourne has been retained to help appoint a Chief Financial Officer to lead, scale and institutionalise our clients' financial ecosystem.

This is a rare opportunity to join a highly secure long-term real estate investment platform that will scale significantly over the coming years.

Working directly with the CEO and the leadership team, you will take full ownership of the financial team and play a pivotal role in shaping an emerging UK leader in the acquisition, development and management of income-generating properties.

Platform Security

The business is backed by a strong, evergreen balance sheet investor, providing long-term stability and resilience. The position is highly secure and not dependent on deal cycles, exits, or fund wind-downs. This is a long-term platform, not an exit-driven vehicle.

Platform Evolution

The business is transitioning from a single-investor model to a multi-investor platform. This role will sit at the centre of that evolution, leading on financial structuring, investor reporting, and systems as the platform broadens its capital base.

The role provides exposure to a platform with significant scale and ambitious growth plans.

As the business expands, the finance function will play a critical role in enabling growth, managing complexity, and supporting long-term value creation.

Scope of the Role

This individual will take full ownership of the finance function within a growing real estate investment platform. The role spans strategic finance, structuring, reporting, and operational oversight, with responsibility for building and running a best-in-class finance capability as the business scales.

Access & Influence

The position offers direct access to the CEO and genuine influence over the platform’s strategy, financial architecture, and decision-making. The successful candidate will act as a trusted partner, shaping how the business is structured, funded, and governed as it evolves.

Working Culture & Flexibility

The culture is adult, flexible, and output-focused. Success is defined less by formal KPIs and more by value creation, ownership, and trust.

The Role Core responsibilities
  • Ownership and continuous improvement of financial statements under IFRS and UK GAAP, ensuring they are robust, clean, and investor-ready.
  • Institutionalising reporting processes so that numbers are consistent across property management systems, models, bank statements, audits, and financial accounts.
  • Oversight of the full finance function, including property accounting, fund and investor reporting, audits, and lender reporting.
  • Preparing the business for third-party capital, including tax structuring input, fund or JV structures, and regulatory considerations.
  • Acting as CEO’s right-hand partner on all financial, structural, and strategic matters.
About You
  • Senior finance background within real estate, private equity, or fund environments.
  • Strong understanding of IFRS and UK GAAP.
  • Experience preparing and presenting information for investors and boards.
  • Exposure to fund, JV, or regulated structures, with awareness of FCA and AIFM considerations.
  • Proven ownership mentality and strong time management.
  • Understanding of UK real estate asset classes, particularly offices and retail warehousing.
  • Prior exposure to fund structuring, AIFM environments, or regulated investment platforms.
  • Fundraising or investor interaction experience.

With a live pipeline of c. one million square feet across the Northwest, Northeast, and Scotland, the business is entering one of the most ambitious phases of its history.

This is a rare opportunity to lead the largest regional office in a platform that is growing quickly, deploying significant capital, and giving the right person real autonomy to run their own show.

The Why? Track Record
  • Our client is one of the UK's most prolific industrial developers
  • The Northwest office alone carries circa one million square feet of active development and investment activity, with a range of blue-chip institutional equity partners.
Team / Culture
  • Join a lean, entrepreneurial, and genuinely autonomous team.
  • The culture is output-driven and trust-based; senior people are given the freedom to run their own patch without red tape or micromanagement.
Autonomy
  • This is as close to running your own business as you can get without going it alone.
  • The Head of Office owns the Northwest operation end-to-end: origination, delivery, investment, asset management, equity partner relationships, and team leadership. London provides capital, brand, and support. The rest is yours to define.
Progression
  • The business is on an exciting growth trajectory, with ambitions to scale materially across the Northwest, Yorkshire, and Scotland and to deepen its investment platform
  • Strong performers at this level have a clear path into wider group leadership, and the right person will have every opportunity to shape what that looks like.
What do you need to bring to the table?
  • A demonstrable track record in industrial and logistics real estate, spanning both development origination and investment.
  • Experience taking development schemes from site identification through planning, construction, and lease-up.
  • The commercial instinct to originate and underwrite investment acquisitions, not just development plays.
  • Confidence engaging with and presenting to institutional equity partners.
  • The ability to produce clear, concise, and credible investment papers to Board and IC standards.
  • Strong financial literacy: comfortable interrogating models, understanding return structures, and challenging assumptions.
  • Prior experience managing or leading a team, however informally.
  • A self-starting, accountable personality; someone who owns problems and solves them rather than escalating them.
  • Comfortable with the breadth of this role: development, investment, asset management, and leadership simultaneously.
The Role, including but not exclusive to:
  • Lead and run the Northwest office, acting as the senior point of accountability for all Northwest and Scotland activity.
  • Originate, appraise, and drive new development and investment opportunities across the region.

  • Lead, develop, and enable a six‑person team across development, project management, and asset management.
  • Represent the business externally with agents, planners, occupiers, and local authorities across the Northwest and Scotland.

  • Bonus: Discretionary
  • Location: Northwest England, with London visits every four to six weeks
  • Benefits: Full package including pension, healthcare, and holiday entitlement; details available on application
