MMP Consultancy is seeking an experienced Building Surveyor to be based in south Hampshire. This is a temporary position on a 3-month rolling contract paying 35.68ph umbrella over a 37 hour working week. Flexible working is available, and a full UK driving licence and own vehicle is essential.
The Building Surveyor will be responsible for the Surveying of properties, both residential and commercial, within the Council's portfolio, and the management of contractors delivering both maintenance and planned programmes.
Responsibilities:
- Carrying out property inspections and surveys across residential and commercial stock
- Raising repair orders and managing procurement of contractors for all repairs and maintenance
- Liaising with a range of contractors on responsive repairs and planned programmes
- Delivering and overseeing minor and major works projects from specification through to completion
- Ensuring all works meet health & safety regulations, CDM requirements and local authority standards
Requirements:
- HNC in Building Surveying/Construction or equivalent preferred (or significant experience in a similar role)
- Sound knowledge of housing maintenance, repairs, and construction
- Strong experience working with contractors and delivering property projects
- Excellent organisational and communication skills
- Full UK driving licence and access to your own vehicle is essential

Surveying properties including supermarkets, distribution centres and offices mainly, you will be an integral regional Building Surveyor with autonomy to work and plan how you see fit.
As a Building Surveyor you will work very closely with key stakeholders including Maintenance Managers and Directors to effectively advise on building condition including cladding, steelwork, lighting, structural, ceilings, roofs and plenty more.
The starting basic salary for the Building Surveyor is 55-58k per annum plus a company car allowance of 7080, working Monday to Thursday 9-5 and Friday 9-4:45.There is a huge range of benefits including :-

SUMMARY OF DUTIES:
Assist our team of Chartered Surveyors in their work, including: -
·Conducting all professional work, including rent reviews and lease renewals, whilst also identifying potential opportunities to re-gear existing leases.
·Undertake a wide range of valuation instructions, using the comparative, investment, and residual methods, which will be a combination of both portfolio and loan security work for major institutions, property companies, and banks.
·Valuing properties by applying expert knowledge and awareness of the local property market.
·Taking accurate measurements of sites and premises.
·Assessing the impact of a major development in terms of economic viability and environmental impact.
·Visiting sites at all stages of development, from green field to foundations and completed buildings.
·Writing detailed reports on property for purposes such as rent reviews, investment potential, valuations for secured lending, and other purposes, and marketability.
·Negotiating with confidence, orally and in writing, on issues such as rents.
·Applying appropriate law for landlord and tenant negotiations and enforcing health and safety regulations.
·assessing properties for capital taxation, acquisitions, and disposals.
- Dealing with leasehold enfranchisement and understanding its legislation.
·Making Planning, Environmental, and other Statutory enquiries
