We are looking for a Regional Selling Sales Manager with previous experience managing a holiday home sales team as well as selling premium holiday homes to cover luxury holiday parks in Norfolk.
 
As the Selling Sales Manager you will have the opportunity to play a vital role in achieving company targets, with the flexibility and autonomy to develop your own sales plan working alongside senior management team and you’ll be able to manage centrally provided leads. This group have ‘boutique’ parks and they are proud of the quality and service they deliver; you will be able to translate their unique offer into holiday home sales.  In return for your dedication and loyalty, the company will offer you a supportive, collaborative working environment, training, support, progression, and competitive pay, plus a few other perks such as a day off on your birthday.
 
Purpose of the Role
 
As a Selling Sales Manager, you will mix leading a team of sales people with completing your own sales too. You will oversee sales processes across the Cornwall region, starting with lead generation and ending with a first class after sales process. You will excel in developing relationships, negotiating and closing deals to the mutual satisfaction of the guest and the business. This role demands a leader who has substantial industry knowledge and can maintain a high performing sales team by coaching, advising and motivating at all times. Being highly focused, steadfast and optimistic in an environment that can sometimes be high pressure is essential. The role is based across all parks within the region and will involve supporting and visiting the parks on a frequent basis.
 
 
The Person
  • Previous experience of managing a sales team in a holiday park environment
  • Track record of achieving/exceeding sales targets
  • The ability to build, coach and develop a sales team to ensure achievement of sales targets    
  • The initiative to create a plan to deliver targets/effect change at local level, working in partnership with marketing for broader marketing activities
  • Experience of managing leads to fruition
  • Strong focus on service standards
  • Willingness to sell as well as lead the team
  • A collaborative approach, working together with park teams for the benefit of guests and owners
  • Experience of selling high value units
  • Driving Licence essential

We are looking for a proactive and commercially driven Holiday Home Sales Manager to lead the sales and occupancy performance of our 25 holiday properties, while ensuring an exceptional guest experience. This role is pivotal in driving revenue growth, building strong partnerships, and delivering operational excellence in line with our Sanctuary values.

Role Purpose

As Holiday Home Manager, your primary focus will be maximising occupancy and revenue through strategic sales initiatives, partner engagement, and data-led decision- making. You will also oversee the day-to-day operations and guest journey, ensuring every stay reflects our commitment to quality, wellbeing, and conscious hospitality.

Sales & Revenue Growth:

  • Drive sales and occupancy through proactive booking management and yield optimisation.
  • Collaborate with marketing and commercial teams to implement pricing strategies, promotions, and seasonal campaigns.
  • Build strong partnerships with third-party agents and develop new sales channels to increase market reach.
  • Track and analyse booking trends, occupancy data, and guest demographics to identify revenue opportunities.
  • Monitor competitor performance and industry benchmarks to stay ahead of the market.

Lettings & Partnership Management:

  • Oversee a hybrid lettings model, balancing direct bookings with third-party listings.
  • Build strong relationships with external partners to optimise occupancy, exposure and revenue.
  • Ensure all listings are accurate, appealing, and reflect the Sanctuary’s high standards.

Guest Experience Leadership

  • Manage the full guest lifecycle from enquiry and booking to feedback and repeat stays.
  • Deliver a seamless and personalised experience that drives loyalty and positive reviews.
  • Respond to guest queries and requests with professionalism and empathy.
  • Actively seek ways to enhance the guest experience and increase rebookingrates.

Financial Oversight

  • Manage all income and expenditure relating to holiday home operations.
  • Produce regular financial reports, including occupancy, revenue performance,and cost analysis.
  • Work with the finance team on forecasting, budgeting, and collections.

Operational Delivery

  • Coordinate daily operations in collaboration with housekeeping, maintenance, and hospitality teams.
  • Be the primary point of contact for resolving guest or property issues promptly. 

Reporting & Administration

  • Maintain up-to-date records for bookings, guest feedback, maintenance, and performance metrics.
  • Provide regular insights and reports to the Head of Commercial on key KPIs and business performance.
