**A little more about your role.**
You will be a Building Surveyor with relevant experience gained in a similar practice. You will be joining a small dedicated team involved in a mix of professional and project-based surveying work with direct exposure to a wide cross section of internal and external clients and sectors. Your role will involve:
+ Key account management responsibility and develop excellent relations and contacts both internally and externally with Real Estate's clients.
+ Identify streams of work and cross selling opportunities.

+ Assessment of condition of existing buildings, identify and analyse defects, including proposals for repair.
+ Preparation / review of Schedules of Dilapidations and negotiating settlements.
+ Preparation of Building Reinstatement Cost Assessments.
+ Preparation of specifications / schedule of works.
+ Preparation of outline and working drawings.
+ Preparation of project programmes.
+ Preparation and procurement of budget estimates for works
+ Submission and negotiations of proposals to local authorities and local planning authorities.
+ Preparation of contract documents. Contract administration, valuation and certification.
+ Tendering and evaluation.
+ Monitoring of building works and existing structures for compliance with regulations and bye-laws and client's requirements.
+ Advise on the Health & Safety aspects of buildings.
+ Advise on Construction Design and Management regulations.
+ Performance of duties not specifically listed above but which may reasonably be expected of a competent Building Surveyor.

+ Daily operational management of one large complex client portfolio or multiple smaller portfolios.
+ Verification of rates bills issued by billing authorities in respect of properties throughout England, Wales, Scotland and Ireland. Resolving queries where rates bills are not approved.
+ Liaising with clients and with billing authorities to correct matters relating to occupational changes, changes to the rating list and exemptions and reliefs.
+ Obtaining information from clients and responding to queries.
+ Ensuring all portfolio movement is actioned appropriately.
+ The creation and delivery of quality and accurate reports to clients and senior management.
+ The development and maintenance of client relationships, including attendance at client meetings when appropriate.
+ Meeting all KPIs as set out in Client Contracts and Service Level Agreements to agreed deadlines and to standards agreed with the Client Director and Line Manager.
+ Assisting in carrying out one-off audits of historic rate payments.
+ Explaining the functions of the Client Monies service to clients and colleagues and undertaking Client Monies tasks when appropriate.

+ A good understanding of the complexities of calculating rate liabilities together with rating appeal and rate relief application processes in England, Wales, Scotland, Northern Ireland, Eire and the Channel Islands.

+ Excellent negotiating and reasoning skills when dealing with billing authorities, utilising knowledge of business rate legislation and case law to support their requests.
+ Understanding of the importance of accuracy, timeliness and presentation in client reporting.
+ Sound financial and numeracy skills which demonstrate accuracy and financial priority.
+ A complete understanding of the functions of the Client Monies Service and the requirements of RICS Rule 8 Protecting Client Money.
+ Proficient in use of desktop software and Microsoft Office Suite, particularly Excel. Able to apply intermediate formulas to manipulate data

**What we will be looking for you to demonstrate.**
+ A good understanding of the complexities of calculating rate liabilities together with rating appeal and rate relief application processes in England, Wales, Scotland, Northern Ireland, Eire and the Channel Islands.
+ Working knowledge of business rate legislation and case law and able to explain this clearly to clients and junior colleagues.
+ Excellent negotiating and reasoning skills when dealing with billing authorities, utilising knowledge of business rate legislation and case law to support their requests.
+ Understanding of the importance of accuracy, timeliness and presentation in client reporting.
+ Sound financial and numeracy skills which demonstrate accuracy and financial priority.
+ A complete understanding of the functions of the Client Monies Service and the requirements of RICS Rule 8 Protecting Client Money.

+ Day to day running of a range of valuation instructions, for a variety of purposes (Loan Security, Financial Accounting, Taxation, Probate, Strategic Asset Management etc).
+ Property inspections and measured surveys.
+ Standard property due diligence.
+ Valuations and report writing.
+ Representing in dealing directly with the firm's clients (many of whom are Blue Chip).
+ Responsible for maintaining/improving client relationships by way of upholding quality standards.
+ Maintaining Continuing Professional Development (CPD).
+ Keeping abreast of valuation standards and best practices, as well as market movements, to enhance technical and market knowledge of all aspects of valuation.

+ Full membership of the Royal Institution of Chartered Surveyors.

+ IRRV Qualified (Level 3 minimum) and evidence of CPD.
+ Comprehensive understanding of business rate schemes and appeal procedures in England, Wales, Scotland, Northern Ireland, Eire and the Channel Islands.
+ Able to calculate complex rate liabilities and a specialist in business rate transition schemes, translating this into simpler terminology for both clients and colleagues.

+ To assist with and provide rating advice to developer and landlord clients through all stages of the development cycle including deletion / RV appeals, completion notices and mitigation strategies
+ To assist with the preparation of Valuation Tribunal procedural documents including statement of case
