Rate: Up to 500 per day
Hays are working with a West Midlands-based local authority to find an experienced Interim Acquisitions Surveyor to support a strategic infrastructure programme. This role involves leading on complex property acquisitions to enable a high-profile initiative.
Key Responsibilities:
- Manage end-to-end acquisition processes for operational property assets.
- Negotiate with private and public sector stakeholders to secure strategic sites.
- Provide valuation advice and prepare reports for internal governance.
- Collaborate with legal, planning, and other relevant internal teams to ensure timely delivery.
- Support wider estate strategy and contribute to programme milestones.
- Relevant professional qualification.
- Proven track record in property acquisitions, ideally involving operational assets.
- Strong negotiation and stakeholder management skills.
- Experience working within or alongside public sector organisations.

Key Responsibilities:
- Identify and evaluate potential property acquisition opportunities in target markets.
- Conduct detailed market research and competitor analysis to inform acquisition strategies.
- Perform site visits and property inspections to assess condition, potential, and feasibility.
- Carry out comprehensive due diligence, including title searches, planning checks, and environmental assessments.
- Prepare financial viability reports, including projected costs, revenues, and ROI analysis.
- Negotiate purchase terms and conditions with property sellers and their agents.
- Liaise with legal advisors, surveyors, and other professionals throughout the acquisition process.
- Develop and maintain strong relationships with property agents, landowners, and other key industry contacts.
- Present acquisition proposals and recommendations to senior management.
- Assist in the asset management and disposal of acquired properties as needed.
- Stay informed about current property market trends, legislation, and economic factors affecting the property sector.
- Ensure all acquisitions align with the company's investment criteria and strategic objectives.
Qualifications:
- A degree in Real Estate, Surveying, Property Development, or a related field.
- Proven experience (3-5 years) in property acquisition, development, or investment analysis.
- Strong understanding of the property market, particularly within the commercial and residential sectors.
- Excellent analytical and financial modeling skills, with proficiency in Excel.
- Knowledge of property law, planning regulations, and due diligence processes.
- Strong negotiation, communication, and presentation skills.
- Ability to work independently, manage multiple opportunities simultaneously, and meet tight deadlines.
- Membership of RICS or working towards it is advantageous.
- A proactive and results-oriented approach with a keen eye for detail.
- Valid UK driving license and willingness to travel.
