About the Role
We are seeking an experienced Commercial Manager to join a well-established new build housing development company based near Catterick. This is a fantastic opportunity for a commercially astute professional to take ownership of financial and contractual matters across multiple housing projects. You will play a key role in maximising profitability, managing risks, and ensuring commercial success.
Key Responsibilities
Financial & Commercial Strategy:
- Lead and manage all commercial activities, ensuring profitability and risk mitigation.
- Develop and implement cost control and procurement strategies to enhance efficiency.
- Monitor and analyse budgets, forecasts, and expenditure, ensuring financial targets are met.
Contract Management:
- Oversee contract negotiations, variations, and claims to ensure compliance and cost-effectiveness.
- Manage relationships with key stakeholders, including clients, subcontractors, and suppliers.
- Ensure adherence to contractual obligations, including JCT and NEC contracts.
Cost & Risk Management:
- Provide commercial oversight of project costs, valuations, and final accounts.

- Work closely with the operational and finance teams to ensure project profitability.
Stakeholder & Team Management:
- Lead and mentor a team of Quantity Surveyors and Commercial professionals.
- Work closely with senior management to drive business growth and commercial strategy.
- Collaborate with the land, planning, and construction teams to ensure project efficiency.
This role is ideal for a highly analytical, commercially driven professional with a background in the housing or construction sector. The ideal candidate will have:
A strong commercial mindset with excellent financial acumen.
Experience in housing, residential development, or construction.
A track record of managing contracts, costs, and budgets effectively.
Excellent negotiation and stakeholder management skills.
Leadership experience with the ability to mentor and develop a team.
Knowledge of contract law, procurement, and commercial strategy.
Qualifications & Experience
Degree or equivalent in Quantity Surveying, Construction Management, or a related field.
Membership with RICS, CIOB, or a relevant professional body (preferred).
Proven experience as a Commercial Manager or Senior Quantity Surveyor in the housing sector.
