More about the Development Manager role
  • Assist the Land / New Business department during the pre‑development programme and, in certain instances, lead on land acquisition or renegotiation of terms on existing projects. Give advice to ensure all development issues are addressed in outline at the outset prior to conclusion of the purchase process and, where appropriate, coordination with the Technical team.
  • Ensuring the active involvement of the Development Team to facilitate early handover of prospective Development sites from the Land / New Business Team to the full Project Team.
  • Settlement of the Construction Budget and programme, monitoring all Developments through a thorough review of development coordination checklists on a regular basis. Set realistic programmes to determine construction starts, sales opening and selling periods.
  • Management of the relevant Development Budgets and programme information in line with the Development Appraisal system at all times.
  • Liaison with the Legal department / appointed Solicitor / Technical department as required to ensure all relevant documentation is available at the requisite time, including:
    • Conveyance Plans
    • Section 38 / 104 Agreements
    • Open Space Agreements
    • Service Wayleaves / Easements
    • Freehold Transfer Contracts
  • Carry out duties in compliance with the Company's ISO9001 accreditation.
  • Support the Group Environmental Policy.
  • Prepare and submit a Post Investment Review and ensure Project Close‑out Reports are completed and concluded, where appropriate via the Technical Team.

  • Carry out Land Appraisals using Group software and ensure accurate ongoing monitoring and updating for budgeting purposes.
  • Prepare reports and risk registers to gain internal approvals and ensure audit compliance.
  • Appoint Solicitors via the framework. Work with land agents and appointed legal advisors to negotiate and agree land contracts, ensuring any development‑related matters are fully resolved prior to entering contracts.
  • Work with clients and their agents to negotiate and agree the form of building contract (Development Agreement or JCT) in conjunction with the Legal Director and other internal stakeholders as appropriate.
  • Appoint and manage consultant teams e.g. architects, engineers, to produce scheme‑specific information and ensure the timely submission of schemes to the appropriate planning authority and statutory bodies in line with agreed timescales.
  • Procure suitable supporting information e.g. surveys, reports, assessments, etc., required to support the planning process and enable sufficient pre‑delivery planning/design.
  • Maintain excellent communication with the project team and internal stakeholders to ensure relevant information is correctly shared and circulated, and all actions are progressed in a timely manner.

  • Managing the external technical adviser to complete a feasibility study for submission to department of education for approval in accordance with department of education processes.
  • Ensuring the procurement process undertaken by the technical adviser is compliant with government procurement assurance standards.
  • Managing department of education processes to seek approval for any change in scope, procurement and budget.
  • Ensuring all programme dates, risks and issues are accurately reported.
  • Liaising with commercial managers to ensure all legal agreements are in place to access the site to undertake and works.
  • Ensuring all financial reporting is accurately forecasted.
  • Overseeing the handover strategy to be agreed by the technical adviser and contractor.
  • Ensuring all statutory approvals and contract certifications.

The role

You’ll be joining the UK team and responsible for selling all membership programs. You’ll work with Schools & Nurseries in small MATs/LAs (up to 5 schools in a group). You’ll have a dedicated territory and a clear view of your target market. Sales will come from a mix of new business and up/cross-selling to existing customers. Your leads will roughly be a 50/50 split between marketing generated leads and your own lead generation.

As an Education Sales Executive, your primary goal is to drive new revenue within your assigned pipeline by engaging with key decision-makers and understanding their needs.

Day to day includes:

  • Meeting and exceeding sales targets and key performance indicators through the promotion of company solutions.
  • Conducting high-volume outreach and daily calls to establish a strong sales pipeline and secure deals, including prospecting via LinkedIn or other prospecting tools
  • Demonstrating expertise in the market, products, and competitor landscape
  • Effective management of sales opportunities and adherence to established sales processes
  • Delivering platform demonstrations to showcase product features during the sales process
  • Providing accurate individual forecasts for revenue and opportunity tracking
  • Maintaining detailed and up-to-date records in the CRM system (e.g., HubSpot) for efficient administration
  • Leveraging social media for marketing communication and attending events to enhance brand visibility and lead generation

  • Excellent commission (10% of sales, rising to 15% after target threshold. You will likely achieve circa £0-70k OTE. However, this is uncapped, and some team members are achieving 00k+)

To be successful, you’ll have…

  • Demonstrated success in Education or SaaS sector sales roles, with a track record of surpassing targets
  • Experience in the full sales cycle, including email outreach, lead identification, and evaluation using tools like LinkedIn/Sales Navigator or HubSpot
  • Strong verbal communication skills and ability to influence diverse customer needs
  • Proficiency in closing sales effectively and securing customer commitment
  • Detail-oriented with strong time management skills
  • A proactive and results-driven mindset
  • Dedication to achieving established goals
  • Resilience and tenacity when confronted with challenges
  • A quick grasp of market dynamics, competitor activities, and company solutions
