KYN is a brand-new care home company focused on offering an elevated approach to care: Individualised journeys built around the needs and interests of our residents in beautiful surroundings with life-enriching practices.
Our first home, KYN BICKLEY, opened in February 2023. KYN BICKLEY is an 86-bedroom home offering each resident an elegant and comfortable bedroom, communal areas for dining and reclining; and inviting outdoor terraces overlooking landscaped gardens bordered by woodland. We have a further three care homes in development in London.
About the opportunity:
As Head of Maintenance you will be responsible for:
- Regulatory Compliance
- Ensure the home remains compliant with CQC Fundamental Standards (including Safety, Premises & Equipment, and Good Governance).
- Support the Home Manager in meeting the requirements of the Health and Social Care Act 2008 (Regulated Activities) Regulations .
- Maintain all statutory compliance records for CQC inspections.
- Participate in audits, inspections, and action plans relating to maintenance, H&S, and fire safety.
- To undertake routine checks of Wheelchairs, Reclining Chairs and Nursing Beds
- To take responsibility for emergency lighting checks and fire alarm tests on a regular basis
- To undertake a monthly visual check of the firefighting apparatus, e.g., extinguishers and hydrants and document in line with compliance
- To check water temperatures of sinks, showers, and baths monthly
- To ensure water flushing is undertaken in line with risk assessments, KYN policy and national standards. To clean shower heads and waste traps
- To check water hardness and water temperatures within the boiler room
- To keep the water softener topped up with salt
- Health & Safety
- Act as the Responsible Person for Health & Safety in the home.
- Carry out regular H&S audits and risk assessments in line with CQC Key Lines of Enquiry (KLOEs) .
- Maintain compliance with COSHH, PUWER, LOLER, and water safety (Legionella) regulations.
- Ensure all staff and contractors follow H&S procedures.
- Fire Safety
- Act as the Fire Safety Lead for the home.
- Carry out regular fire risk assessments and checks in compliance with the Regulatory Reform (Fire Safety) Order 2005 .
- Lead fire drills and staff training to meet CQC and local authority requirements.
- Ensure servicing and certification of fire systems, extinguishers, and equipment.
- Planned Preventative Maintenance (PPM)
- Maintain and manage the PPM schedule in line with CQC requirements .
- Ensure statutory inspections of lifts, hoists, boilers, and water systems are completed and documented.
- Address maintenance issues promptly, minimising disruption to residents.
- Daily Maintenance
- Carry out repairs and general upkeep of the home.
- Maintain internal and external areas to KYN standards.
- Respond to urgent repair requests, ensuring resident safety.
- Report and record all maintenance activities for audit purposes, using and managing the IT system.
- To respond to maintenance emergencies, minor repairs on an on-call basis
- The purchase and collection of consumables, as well as control of maintenance stock
- To ensure a supply of matched paint and undertake redecoration and repair works to the interior and exterior of the building
- To change light bulbs and clean shades as required
- To ensure external bin areas are kept clean and tidy
- Contractor & Budget Management
- Source, supervise, and monitor contractors to ensure compliance with care home policies and safeguarding.
- Maintain records of contractor activities for CQC inspection.
- Manage maintenance budgets effectively, balancing safety, compliance, and cost-efficiency.
- Resident Experience
- To support the Home Manager in creating a safe and well-presented environment whilst consistently delivering an exceptional experience for our residents and their families
- To fit agreed items, such as shelves and picture hooks in residents’ rooms, as requested
- To assist staff with moving furniture as requested
- To support the Life Enriching Activity Lead/Life Enriching Activity Co-ordinators in the implementation of a whole home approach to the provision of meaningful occupation for all residents, always taking a proactive attitude towards the engagement of all residents
- To be responsible for the maintenance of the garden and exteriors, ensuing all are free from litter
- General
- To be flexible to work in several KYN Homes, supporting other maintenance personnel and covering holiday periods
- To be able to be called upon during out of normal working hours
- To be able to carry out the physical demands of the job safely

- Proven experience in a maintenance leadership role within a manufacturing environment (ideally timber frame or similar).
- Strong mechanical and/or electrical background with hands-on maintenance experience.
