The Role
The successful candidate will be responsible for leading the Asset Management function, ensuring homes are maintained to a high standard and investment programmes are delivered effectively. The position is based in the Scottish Borders (Duns area). While hybrid/agile working is available, candidates should note that:
On-site presence will be required around 2-3 days per week
From Glasgow, the commute is approximately a two-hour drive each way.

Our Strategic Asset Management team is growing, working across sectors providing advisory and consultancy services to road, rail and aviation clients. **In this role your responsibilities will include:**

**What we will be looking for you to demonstrate.**
It is anticipated that you will be a Chartered Engineer or similar. It is expected that this experience will include the following:
+ A strong understanding of the design and maintenance engineering challenges faced by at least one industry, preferably including highways.
+ Experience of working with asset data systems, including configuring or specifying Enterprise Asset Management (EAM) systems, Computerised Maintenance Management Systems (CMMS) or Decision Support Tools (DSTs).
+ A demonstrable experience and understanding of asset management practices and theory, and business strategy.
+ Broad knowledge of the regulatory frameworks affecting infrastructure development in the UK.
+ A strong expertise in ISO 55000, asset lifecycle planning, investment planning, risk-based asset management strategies and digital transformation in asset management
+ A business acumen and desire to progress into an operational role.
+ Ability to develop strong relationships with clients.

This role is ideal for someone with a solid background in property management, specifically experienced in coordinating surveyors' workloads. The successful candidate will play a key role in planning and organising stock condition surveys, addressing access issues, and managing housing health and safety rating system (HHSRS) issues.
Day-to-day of the role:
- Plan and organise stock condition survey appointments.
- Assist with resolving access issues with consultants and housing departments.
- Support in chasing up HHSRS issues to ensure compliance and safety in housing.
- Manage correspondence and documentation, including letter writing and mail merging.
- Utilise NEC contracts and standards in the coordination of works.
- Audit and report on damp and mould conditions using I Auditor software.

Excellent opportunity to join a highly regarded multi-disciplinary consultancy within their successful and high profile Asset and Property Management division. Working on a portfolio across the South East of England, you will play a significant role in advising and assisting clients including blue-chip organisations, high net worth individual and public owned estates. Excellent career progression opportunities are available including progressing to Senior Associate and Partner, if desired.
Your new role
As the Associate Asset and Property Manager you will take responsibility of a team leader and will manage and mentor junior team members. Your team will be responsible for providing asset and property management services across a multi-asset portfolio of office, retail, mixed-use and industrial properties in London and the South East. You will provide asset management advice to clients in order to enhance their portfolio which may include landlord and tenant matters including rent reviews and lease renewals. You will also oversee and monitor the service delivery of property management including rent arrears, credit control, service charge budgets and accounts. This is an excellent opportunity if you are an experienced Asset and Property Manager and are looking to take on additional management responsibility to progress your career. Training and coaching will be provided if you choose to become an APC mentor/councillor as part of your own progression. You may also support the partner with strategic projects such as improving processes and procedures, providing an opportunity to shape the future path of the business.
What you'll need to succeed
In order to be successful for this role you should ideally be an MRICS Surveyor and have a proven track record working with commercial property. A strong background in Asset and Property Management is required including landlord and tenant legislation and ability to prepare service charge budgets. A driving licence and vehicle is required for the role.
