Job Title: Site Manager
The purpose of the Facilities Manager role is to have management and overall responsibility for the client property in line with all Health and Safety, environmental, company procedures related general legislation and client/tenant requirements. This includes ensuring the adherence to the budgetary costs and customer service standards.
Key Responsibilities
Customer
- · To further develop and maintain excellent client relationships, ensuring that they receive the highest standards of service in relation to their operational needs and attend client meetings as applicable.
- · Preparation, control and monitoring of the service agreement in accordance with the client’s budgetary agreement.
- · Regular monitoring of the key performance indicators and taking remedial action as applicable to ensure the required standards are maintained and constantly improved for the full range of buildings.
- · To manage major work programmes on site, acting as the liaison point for all parties involved
- · To produce management reports in accordance with the needs of the business.
- · To liaise with the building manager and the procurement department to ensure compilation of external contracts and ensure that all procurement needs are carried out in line with Company policy.
- · To monitor FM works onsite and liaise with service providers/sub-contractors.
- · Ensure that a work order is in place for all jobs completed by the site team prior to work commencing.
- · Attend daily/weekly/monthly meetings as formally agreed and requested.

About the Client:

Key Responsibilities:

Job Purpose
- Organise and control the site operations to ensure customer demand is met at lowest cost consistent with running a safe operation in compliance with legal requirements and company policies & procedures.

Job Responsibilities
- Daily management and development of all staff at Somercotes including manpower planning, training delivery, development and ensuring competence levels in line with role positions and company requirements. Manage all HR processes, sickness, welfare and disciplinary processes.
- Motivate and develop the operations team so that the right level of skill and knowledge is developed and retained and that team motivation is high.
- Manage the site structure, staff welfare and ensure all HR process and polices are adhered to.
- Manage costs against revenue and budget to ensure production is maintained at lowest cost.

- Be proactive with all technical and quality aspects of bearer production and work closely with the sites technical and quality department. Answer all NCRs and customer complaints relating to production within 24 hours and resolve all actions in a timely manner.
- Manage plant safety and ensure all audits internal and external are completed with actions resolved effectively.
- Communicate directly with safety department adviser to define all safety procedures and ensure implementation.
- Be fully competent in the use of Intelex, Avetta and all other systems related to H&S management.
Candidate Experience & Qualifications
- Experience of heavy engineering, construction and rail.
- Experience of process control systems and understanding of mechanical equipment
- Basic understanding of the rail industry is desirable but not essential
- Financial understanding (budgets etc)
- Experience in supervisory position previously
- Knowledge of MS Office, SAP and Lotus Notes
- NEBOSH
- CSCS card
- NVQ SHE Level 3
- Technical studies (HND, BSC, desirable)

Job Description
A Site Manager is required to work on a National Grid project based on client site. Experience of working on National Grid projects and enacting the role of Principal Contractor Site Manager (PCSM) in accordance with BP137 is essential.
Responsibilities
- Represent the Principal Contractor and assist them in discharging their duties under the Construction (Design & Management Regulation 2015) by enacting the Site Manager role and
- Ensure that a suitable Construction Phase Plan, accepted by the Clients Delegated Representative, is available on site from the commencement of site access and reviewed, updated and implemented as necessary until the completion of all works.
- Ensure development of the Site Waste Management Plan.
- Ensure information is supplied to the PD Rep for incorporation into the H&S File.
- Convene, chair and prepare minutes for the Pre-Site Start Meeting at least 6 weeks prior to site access.
- Convene, chair and minute the first Weekly SHESQ&P meeting as soon as is practicable after site access and then further weekly meetings.
- Ensure that the Request for Safety Documentation forms are given to and discussed with the SAP at least three weeks prior to work commencing.
- Have an agreed method of communicating the status of the CDM Zone to the occupier during out of hours emergency working.
- Maintain an accurate CDM Demarcation zone drawing.
- Ensure that all Contractors and sub-contractors are competent to discharge their role and sensibly monitor their activities.
- Be the key site interface to the Design team and keep them informed of any key site driven design changes.
- Inform the Clients Delegated Representative of any contact with the HSE.
- identifying and implementing Safety Management Procedure in controlling the potential of Impressed Voltage hazards for all work activities undertaken.
- Works are undertaken in accordance with agreed Risk Assessments & Method Statements (RAMS)
- Undertake Sensible Monitoring of the work activities to ensure that works are being undertaken safely and in accordance with the agreed RAMS.
Qualifications
- Must meet the competence requirements stipulated in BP137 for a PCSM and have experience in undertaking the role.
- Must be a self-starter, capable of working remote from management.
- Strong communication skills both written and verbal.
- Must have own car with full driving licence and be willing to travel for company business.

Home based, with the option of working from Omnia offices (Stafford, Stockton Heath, Northallerton), as pre project requirements. Must be willing to travel anywhere throughout the UK.
