Job Title: Site Manager

The purpose of the Facilities Manager role is to have management and overall responsibility for the client property in line with all Health and Safety, environmental, company procedures related general legislation and client/tenant requirements. This includes ensuring the adherence to the budgetary costs and customer service standards.

Key Responsibilities

Customer
  • ·    To further develop and maintain excellent client relationships, ensuring that they receive the highest standards of service in relation to their operational needs and attend client meetings as applicable.
  • ·    Preparation, control and monitoring of the service agreement in accordance with the client’s budgetary agreement.
  • ·    Regular monitoring of the key performance indicators and taking remedial action as applicable to ensure the required standards are maintained and constantly improved for the full range of buildings.
  • ·    To manage major work programmes on site, acting as the liaison point for all parties involved
  • ·    To produce management reports in accordance with the needs of the business.
  • ·    To liaise with the building manager and the procurement department to ensure compilation of external contracts and ensure that all procurement needs are carried out in line with Company policy.
  • ·    To monitor FM works onsite and liaise with service providers/sub-contractors.
  • ·    Ensure that a work order is in place for all jobs completed by the site team prior to work commencing.
  • ·    Attend daily/weekly/monthly meetings as formally agreed and requested.

QHSE & Compliance

  • ·    To compile and maintain all required management information/records relating to company, health and safety and other related records. This includes asset register, emergency plans and all related records and management reports.
  • ·    To ensure fire and other evacuations are carried out on a regular basis in accordance with the health and safety requirements. This includes ensuring the emergency plan and related site maps are continually updated within the property.
  • ·    To liaise with local authorities as appropriate
  • ·    To proactively manage risk and deal with insurance issues on site.

  • ·    To oversee third party contracts to ensure the correct standard of service is provided in accordance with the agreed contract.
  • ·    Manage use of Avetta including supplier compliance, work orders and workers.
  • ·    Request RAMS from subcontractors 2 weeks before due visit date and submit onto system for approval at least 48 hours before service visit.
  • ·    Notify all subcontractors of their planned visit dates in conjunction with the CBRE OP18 document, and as agreed with the Contract Manager.
  • ·    Ensure all passes are approved on Amazon’s Right Crowd & ensure full site induction is complete before work commences, this may include yard access.
  • ·    Ensure that all subcontractor logbooks are compliant with CBRE / Client procedures and demonstrate this at sub-contractor logbook audits.
  • ·    Read all subcontractor worksheets and escalate any issues with Contractor Manager
  • ·    Liaise with sub-contractors on any reported defects.

An opportunity has arisen for an experienced Site Manager with a strong background in civil engineering or highway works to take on full site responsibility for our client.


About the Client:

This UK-based organisation provides a diverse range of services spanning construction, land development, and equipment solutions. Their project portfolio includes work for both governmental bodies and private sector clients, covering areas such as residential builds, infrastructure improvements, environmental restoration, landscaping, and civil engineering. Additionally, they offer specialised machinery and plant hire to industries including construction, waste management, demolition, and mineral extraction.


What We’re Looking For:

We are seeking a confident and knowledgeable construction professional with proven leadership experience in highways or general civil engineering environments. A relevant Level 5 qualification in Civil Engineering or an equivalent credential is required.

You should have a solid track record of managing multidisciplinary site teams and subcontractors, with a strong emphasis on health & safety, efficiency, and delivering work to exacting standards. Key technical experience should include:

  • Groundworks and earth movement
  • Drainage systems installation
  • Kerbing, edging, and surfacing (including sub-base, binder, and final surface layers)
  • Footpath and hard landscape construction
  • Pavement markings
  • Installation of street features and safety systems

This role is aligned with a major town centre improvement initiative focused on sustainable transport infrastructure and enhanced public spaces, so previous experience in active, public-facing environments will be highly beneficial.


Key Responsibilities:

  • Assist senior management in pre-start planning and design reviews
  • Lead day-to-day site activities to ensure safe, timely, and quality delivery in line with project timelines
  • Supervise staff, coordinate contractors and oversee supplier performance
  • Manage all on-site logistics, resource allocation, and internal communication
  • Maintain compliance with corporate procedures and statutory obligations
  • Order site materials and plant equipment
  • Keep accurate and up-to-date records related to H&S, training, and risk assessments
  • Encourage a safety-first culture and conduct incident reviews when required
  • Track and report project progress, identifying risks to programme and implementing corrective actions
  • Ensure the works remain within budget while meeting performance and quality targets
  • Support cost-control and procurement functions to optimise financial outcomes

They are in the market to appoint a Site Manager to work alongside the Senior Site Manager on a large multi phased RC Frame and Traditional Build scheme in Medway, Kent.


  • Various blocks of RC Frame Apartments up to 7 storey’s


What the Construction Director looks for include:


  • Stable career history with in-depth project information on CV’s.
  • Traditional Build and RC Frame experience.
  • Managers will all round experience, not package Managers or Block Managers.


Responsibilities:


  • Deputising for the Senior Site Manager in their absence.
  • Ensure compliance with the Company’s health and safety and environmental policies and procedures.
  • In conjunction with the Head of Construction prepare the master build programme and review and revise in line with budget requirements.
  • Monitor progress of the build programme to ensure construction methods and timescales are met and take corrective action to bring progress back in line with programme.
  • Agree and manage the equipment, plant, staffing and sub-contract requirements for the site.
  • Respond to all queries from trades and action accordingly.
  • Monitor the performance and effectiveness of direct reports.


About you:

  • Hold a Valid CSCS Card
  • Valid SMSTS certificate
  • Full UK Driving License
  • Extensive experience as a Site Manager with a House Builder.
  • Ability to chair and run Sub Contractor meetings,
  • Proven track record of motivating staff and managing a site effectively.
  • Up to date knowledge of health and safety obligations and building legislation.
  • Able to work with a high degree of accuracy.


On offer is a basic salary of between £55,000 - £65,000 plus car allowance, pension, healthcare, 25 days annual leave and other company benefits package.

Job Purpose

  • Organise and control the site operations to ensure customer demand is met at lowest cost consistent with running a safe operation in compliance with legal requirements and company policies & procedures.
  • Responsible for the full sites operations which includes, health and safety, environment impact, staff welfare, all related staffing actions and processes, operations staff structure, plant efficiency, material and component control, stock control, meeting production targets while capitalising on cost saving opportunities.
  • Responsible and accountable for the cost effective commercial delivery of bearer performance, also encompassing the safe planning, management and optimisation of all resources whilst maximizing commercial benefit for the company.


Job Responsibilities

  • Daily management and development of all staff at Somercotes including manpower planning, training delivery, development and ensuring competence levels in line with role positions and company requirements. Manage all HR processes, sickness, welfare and disciplinary processes.
  • Motivate and develop the operations team so that the right level of skill and knowledge is developed and retained and that team motivation is high.
  • Manage the site structure, staff welfare and ensure all HR process and polices are adhered to.
  • Manage costs against revenue and budget to ensure production is maintained at lowest cost.
  • Control expenditure within all operational areas of the site in line with budget.
  • Provide ideas for plant improvements to line manager and drive improvements into the process and plant.
  • Accurate inputting, coding and authorisation where relevant on company systems (CAT, LAT, P-card, T & E, PPE ordering online).
  • Monitor and report on daily activities and operations to ensure early identification of potential problems and failures which may impact production capacity. Review site KPIs (energy, downtime etc.) to identify and drive site efficiencies.
  • Be proactive with all technical and quality aspects of bearer production and work closely with the sites technical and quality department. Answer all NCRs and customer complaints relating to production within 24 hours and resolve all actions in a timely manner.
  • Manage plant safety and ensure all audits internal and external are completed with actions resolved effectively.
  • Communicate directly with safety department adviser to define all safety procedures and ensure implementation.
  • Be fully competent in the use of Intelex, Avetta and all other systems related to H&S management.


Candidate Experience & Qualifications

  • Experience of heavy engineering, construction and rail.
  • Experience of process control systems and understanding of mechanical equipment
  • Basic understanding of the rail industry is desirable but not essential
  • Financial understanding (budgets etc)
  • Experience in supervisory position previously
  • Knowledge of MS Office, SAP and Lotus Notes
  • NEBOSH
  • CSCS card
  • NVQ SHE Level 3
  • Technical studies (HND, BSC, desirable)

Job Description
A Site Manager is required to work on a National Grid project based on client site. Experience of working on National Grid projects and enacting the role of Principal Contractor Site Manager (PCSM) in accordance with BP137 is essential.

Responsibilities

  • Represent the Principal Contractor and assist them in discharging their duties under the Construction (Design & Management Regulation 2015) by enacting the Site Manager role and
  • Ensure that a suitable Construction Phase Plan, accepted by the Clients Delegated Representative, is available on site from the commencement of site access and reviewed, updated and implemented as necessary until the completion of all works.
  • Ensure development of the Site Waste Management Plan.
  • Ensure information is supplied to the PD Rep for incorporation into the H&S File.
  • Convene, chair and prepare minutes for the Pre-Site Start Meeting at least 6 weeks prior to site access.
  • Convene, chair and minute the first Weekly SHESQ&P meeting as soon as is practicable after site access and then further weekly meetings.
  • Ensure that the Request for Safety Documentation forms are given to and discussed with the SAP at least three weeks prior to work commencing.
  • Have an agreed method of communicating the status of the CDM Zone to the occupier during out of hours emergency working.
  • Maintain an accurate CDM Demarcation zone drawing.
  • Ensure that all Contractors and sub-contractors are competent to discharge their role and sensibly monitor their activities.
  • Be the key site interface to the Design team and keep them informed of any key site driven design changes.
  • Inform the Clients Delegated Representative of any contact with the HSE.
  • identifying and implementing Safety Management Procedure in controlling the potential of Impressed Voltage hazards for all work activities undertaken.
  • Works are undertaken in accordance with agreed Risk Assessments & Method Statements (RAMS)
  • Undertake Sensible Monitoring of the work activities to ensure that works are being undertaken safely and in accordance with the agreed RAMS.

Qualifications

  • Must meet the competence requirements stipulated in BP137 for a PCSM and have experience in undertaking the role.
  • Must be a self-starter, capable of working remote from management.
  • Strong communication skills both written and verbal.
  • Must have own car with full driving licence and be willing to travel for company business.

Additional Information
Location - UK Wide roles available
Home based, with the option of working from Omnia offices (Stafford, Stockton Heath, Northallerton), as pre project requirements. Must be willing to travel anywhere throughout the UK.

Working Hours:
Ideally full time but will consider Contingent Worker Contract and Part-Time options.
