We are thrilled to share this unique opportunity for an ambitious student to gain experience within our Europe, Middle East & Africa (EMEA) Real Estate & Asset Management International team. This team is responsible for all of Hiltonu2019s real estate and asset management activities outside the Americas. This includes portfolio management activities for about 50 leased and joint-venture interests in hotels in Europe, the Middle East, Africa and Asia. The group's mandate is to enhance the long-term value of the existing portfolio through strategic capital investments, opportunistic contract restructurings, and improvement of bottom-line performance.

From day one, you will be fully integrated into Team Hilton. Our placements offer vast exposure and opportunities, including networking with senior executives, involvement in regional conferences and for some, international travel.

Based in our EMEA headquarters, Watford, you will be part of a cohort of 50 Interns and take part in regular connect meetings and feedback sessions designed to support your development. You will benefit from a subsidised restaurant, a games area and a free in-house gym.

**The Opportunity**

This internship offers you the opportunity to learn about hotel operational asset management, which should not be confused with financial asset management related to private equity or investment banking. As the EMEA Real Estate & Asset Management intern, you will be an integral part of the team and will play an active role in our continued success. You will focus on supporting the process of evaluating long-term asset enhancement opportunities of existing hotels in our portfolio. That includes review of capital investment programs, preparation of supporting schedules and Excel spreadsheets to evaluate/analyse annual capital spend and identifying/evaluating return on investment opportunities.

**Some of the more specific responsibilities you will be taking on are detailed as follows:**
Support the team in the annual capital expenditure process: Consolidate and analyse submitted capital expenditure requests by hotels. Evaluate best deployment of capital into the respective properties. As necessary perform financial analysis to identify highest return on capital invested. Support annual capital expenditure budget presentation: Consolidate and summarise annual budget to be reviewed by Senior Vice President of Real Estate & Asset Management. Present data in a concise and intuitive way. Provide analytical and evaluative support for strategic assessment of hotel performance. Work closely with VP Asset Management to identify suitable strategies to enhance value of each property. Analyse return on investment projects based on NPV and IRR analysis. Individual is expected to be able to underwrite return on investment projects autonomously and to prepare investment memos for the CFO at the end of the placement. As necessary, assist team members in negotiating or restructuring hotel leases with landlords (A significant portion of the portfolio is operated under longu2013term leases many of which are expiring or up for rent renegotiation).

Job Summary This is a fantastic opportunity for a self-motivated proactive individual to join the CTEC Oxford team in primarily a metrology role, including but not limited to, equipment purchase (URS, validation Plan), install (IQ/OQ), validation (CSV) and overseeing servicing/calibration cycles (PM/PQ). You will have extensive experience working in a GxP environment and use of a QMS. You will also have an ancillary lab-based analyst role carrying out Research and Development and implementation of in-house analytical methods. You will also be adept in several lab systems including HPLC, UV-Vis, fluorimetry and FTIR. This lab-based role will focus on the various in-house chemistries, including, but not limited to acidified nitrite and nitric-oxide centric analysis. You will be knowledgeable in Method Development and Validation of Assays, as well as, drafting SOPs, Reports, Test Methods, Study Plans and Technical Documents. Proficiency in metrology and asset management and/or SIFT-Mass Spectrometry would be a distinct advantage (include equipment purchase cycles, calibrations, servicing). This role is based in our new offices/laboratory based in Milton Park, Abingdon. Key Responsibilities: Oversee all equipment management/metrology for the CTEC Oxford department. Follow processes for equipment purchase and installation. Organise servicing of systems – including obtaining quotes and overseeing vendor visits. Carry out GxP analytical test method as outlined in Technical Documents or Protocols. Responsible for Research, Method Development and trouble-shooting lab systems including, hplc, UV-Vis, fluorimetry Dynamic Wound Models and FT-IR. Oversee training new lab members. You will draft and review Protocols, Working Instructions, Technical Documents, Technical Reports and SOPs. You will use your eQMS experience to carry out lab work in a GxP regulatory environment. Carry out data interpretation, data processing and generating graphical outputs. About You 3 to 5 years knowledge of metrology and successful hands-on experience in developing disparate analytical methodologies. Must possess independent problem-solving and trouble shooting skills. The ability to prioritise tasks and work under pressure and with minimum supervision. Excellent organisational and time-management skills. Expertise in metrology/ asset management. Help to ensure smooth day-to-day running of the lab. Excellent communication/interpersonal skills. Ability to multitask projects and collaborate effectively with other team members. Strong attention to detail. Proven ability for original thinking. Strong IT skills and knowledge of Microsoft Office Suite (Word, PowerPoint, Excel). Qualifications/Education: Preferably a MSc or PhD in Chemistry or Applied Chemistry (other subject areas will be considered). Travel Requirements No travel is associated with this role. Occasional visits to the R&D site at GDC, North Wales may be required.
