Flushing of rarely used outlets including emergency showers

Carry out tank inspections to required standard

Boiler checks

Safe delivery of samples for analysis within required time limits

Purpose of Job
A site based technician To oversee and manage as Competent Service provider all tasks associated with the Water Management Systems.
Key Responsibilities
- Ensure that Planned Preventative Maintenance & Reactive maintenance is carried out to all client assets through operation of Planned Preventative Maintenance System. In particular with regards to the Water Management System (WMS) and cooling Towers.
- To supervise the delivery of water management tasks delivered by BGIS preferred water hygiene service partner in accordance with their agreed scope of work.
- Ensure that faults and defects are swiftly recorded, tracked and remedied to maintain plant in serviceable order at all times.
- To assist in the completion of 3rd party risk assessments and audits of the buildings domestic and closed water systems
- Undertake daily and less frequent tests and checks of the Water Systems in accordance with the Water Risk assessment and Written scheme for the WMS, escalating any issues to the site Management as necessary
- To take the lead role in investigating, surveying and providing solutions to all Water systems related faults for all equipment maintained under the BGIS contract.
- To attempt to provide site based solutions to all water systems related faults.
- Ensure that all site test equipment is well maintained and in date for calibration.
- Ensure that suitable site stock and spares are available to carry out operation and maintenance of the water systems on site.
- Liaise with the Shift Leader & site team as necessary to ensure maximum plant availability, advising as necessary
- Ensure that all plant are running/programmed to achieve maximum efficiency and energy performance, including a regular review of plant strategy to achieve optimisation of system.
- Ensure that comprehensive maintenance records are completed in the form of job sheets.
- Ensure all documentation both BGIS and site are fully maintained and up to date.
- Produce quotes for extra works and projects.
- Ensure that Method Statements and Risk Assessments are prepared, reviewed and utilised for all tasks (PPM's and reactive) carried out to ensure safe working practices.
- To act as the lead in maintaining the 22 Bishopsgate Water Management log books in conjunction with the 22 Bishopsgate Engineering Management team.
- Provide technical input and guidance in to the long terms strategy for management of the domestic and closed systems on site.
- To maintain & develop good client relationships.
- Ensure the provision of a Safe & Healthy working environment.
- Ensure a professional image of BGIS is presented to clients and visitors.
- Undertake other tasks as defined and requested by local management.
- Ensure an awareness and compliance to the contractual KPI's/SLA's.
- Ensure the Computer Based Maintenance system, is kept up to date and that PPM and reactive tickets are closed out with accurate data captured.

Person Specification
Education:

Experience (Essential):
Experience of maintaining and carrying out water maintenance.
General all-round knowledge of Water systems.
Desirable:
Proven experience in energy saving and plant efficiency.
Able to provide effective written reports
Able to provide cost comparisons for capital replacement costs versus energy savings
