You will play a pivotal role in Cost Management and Assurance as well as pre- and post-contract Quantity Surveying (QS) services to our prestige clients - across a range of sectors. You will join a diverse, growing team of Cost Managers Quantity Surveyors, and Commercial Managers, and other related professionals working across multiple sectors. + Familiarity or working knowledge of specialist software such as CostX and CEMAR

**Key Responsibilities:**
+ Lead design management for mid-scale and complex projects , managing resources, timelines, and budgets from concept through to completion.

Key Responsibilities
- Oversee the end-to-end delivery of multiple data centre projects, ensuring quality, budget, and schedule adherence.
- Review project documentation, ensure appropriate documentation is being correctly administered and maintained on corporate documents control systems (e.g. SharePoint, Aconex, or similar) and identify and resolve and issues or gaps.
- Create and communicate updates on development program & project status monthly suitable for executive level reviews.
- Implement and manage multi-phased site development plans to achieve time, budget, and quality standards in a predictable fashion. Continuously update a campus comprehensive plan to provide predictable statistics in a dynamic environment.
- Responsibility for the programme planning which outlines the required workstreams needed to set up a project.
- Collation and development of the scope documents required to appoint the appropriate external professional service teams on the project.
- Lead, manage and monitor performance of the professional services teams and contractors for design, construction and commissioning services
- Ensuring all data centre deployments are executed in accordance with the Kao Data business plan and Integrated Management System (IMS) with a focus on the Corporate Environmental, Health & Safety, Information Security and Quality Standards.
- Monitor environmental, energy-efficiency and sustainability goals through-out the project life- cycle.
- Facilitate the hand-off of the project to site operations, ensuring all customer requirements are accommodated.
What We’re Looking For:
- Extensive experience in construction practices and project management.
- Expertise in Lump Sum, Construction Management, and Design & Build project delivery methods from conceptual development through procurement to close out.

Key Responsibilities
- Working within the Delivery Team, you will work closely with the Design Team, Development Team, Finance Team, and others to ensure best practice in the field of Cost Management.
- Provide commercial insight and influence on projects throughout the delivery cycle on an independent and proactive basis. Inform procurement, value, and financial management activities. Identify, make and/or escalate legal and strategic decisions as appropriate.
- Develop internal cost benchmarking of construction prime costs, fees, cashflows, inflation and other data points necessary to the development of business cases.
- Supervise cost consultant teams, including developing their appointments, setting to work and problem solving, and providing performance management and direction - as a subject matter expert.
- Engage with the business Finance function to ensure accurate pre-estimation of cashflows, CAPEX estimates and so forth. Lead activities to continually improve the speed and accuracy of early cost data provided to business cases at the inception of projects.
- Provide advice on procurement and contract strategies for project delivery across the portfolio of planned activity.
- Provide project and portfolio commercial and cost management through all stages of project deliver
What We’re Looking For:
- A Bachelor degree with Honours (or recognised equivalent) in Cost Management or Quantity Surveying is preferable
- Chartered status with a relevant and recognised professional institute or body such as RICS or CIOB is preferable.
- Previous Cost Management experience, particularly within the M&E and Data Centre sectors.
- Extensive post graduate specialist knowledge and relevant sector experience and able to demonstrate that you can effectively acquire, apply and impart industry specific specialist, commercial, procurement, programme and cost management professional knowledge to the development team.
- Proficiency in Microsoft Suite applications including Word, Excel, Power Point, Outlook, and MS Project.

**Responsibilities/Typical Tasks**

You will be responsible for managing business cases, project and portfolio costs, finance, and accounting functions while ensuring consistent procedures.You will play a key role in commercial decision-making, particularly around project design, delivery changes, and contractual scopes.
Key Responsibilities
- Working within the Delivery Team, you will work closely with the Design Team, Development Team, Finance Team, and others to ensure best practice in the field of Cost Management.
- Provide commercial insight and influence on projects throughout the delivery cycle on an independent and proactive basis. Inform procurement, value, and financial management activities. Identify, make and/or escalate legal and strategic decisions as appropriate.
- Develop internal cost benchmarking of construction prime costs, fees, cashflows, inflation and other data points necessary to the development of business cases.
- Supervise cost consultant teams, including developing their appointments, setting to work and problem solving, and providing performance management and direction - as a subject matter expert.
- Engage with the business Finance function to ensure accurate pre-estimation of cashflows, CAPEX estimates and so forth. Lead activities to continually improve the speed and accuracy of early cost data provided to business cases at the inception of projects.
- Provide advice on procurement and contract strategies for project delivery across the portfolio of planned activity.
- Provide project and portfolio commercial and cost management through all stages of project deliver
What We’re Looking For:
- A Bachelor degree with Honours (or recognised equivalent) in Cost Management or Quantity Surveying is preferable
- Chartered status with a relevant and recognised professional institute or body such as RICS or CIOB is preferable.
- Previous Cost Management experience, particularly within the M&E and Data Centre sectors.
- Extensive post graduate specialist knowledge and relevant sector experience and able to demonstrate that you can effectively acquire, apply and impart industry specific specialist, commercial, procurement, programme and cost management professional knowledge to the development team.
- Proficiency in Microsoft Suite applications including Word, Excel, Power Point, Outlook, and MS Project.
- Ability to work well under pressure with a proactive approach including managing multiple deadlines and changing project scope/direction

You will be involved in leading and managing the design, preconstruction, and construction activities across complex projects. Delivery Managers will act as ambassadors for Kao Data, representing the company in all aspects of development. They will be involved a combination of commercial, procurement, and project management responsibilities to ensure the efficient delivery and optimisation of complex projects.
Key Responsibilities
- Oversee the end-to-end delivery of multiple data centre projects, ensuring quality, budget, and schedule adherence.
- Review project documentation, ensure appropriate documentation is being correctly administered and maintained on corporate documents control systems (e.g. SharePoint, Aconex, or similar) and identify and resolve and issues or gaps.
- Create and communicate updates on development program & project status monthly suitable for executive level reviews.
- Implement and manage multi-phased site development plans to achieve time, budget, and quality standards in a predictable fashion. Continuously update a campus comprehensive plan to provide predictable statistics in a dynamic environment.
- Responsibility for the programme planning which outlines the required workstreams needed to set up a project.
- Collation and development of the scope documents required to appoint the appropriate external professional service teams on the project.
- Lead, manage and monitor performance of the professional services teams and contractors for design, construction and commissioning services
- Ensuring all data centre deployments are executed in accordance with the Kao Data business plan and Integrated Management System (IMS) with a focus on the Corporate Environmental, Health & Safety, Information Security and Quality Standards.
- Monitor environmental, energy-efficiency and sustainability goals through-out the project life- cycle.
- Facilitate the hand-off of the project to site operations, ensuring all customer requirements are accommodated.
What We’re Looking For:
- Extensive experience in construction practices and project management.
- Expertise in Lump Sum, Construction Management, and Design & Build project delivery methods from conceptual development through procurement to close out.
- Bachelor’s degree in science or engineering or equivalent professional experience
- MBA, master’s in engineering, Management, or related field is desirable
- Proficiency in Microsoft Office, particularly PowerPoint and Excel.
- Experience with delivery of mission critical data centre facilities.
- Experience with management of MEP trades.
- Willingness to travel and flexible to work in London, Harlow, Slough and other locations.
