We're looking for a driven and collaborative Property Portfolio Lead to help us grow and manage high-quality supported accommodation for people rebuilding their lives.
In this vital role, you'll work closely with landlords, developers, and service teams to secure homes that offer safety, stability, and hope. You'll lead property acquisitions, negotiate leases, and ensure our housing meets service needs while aligning with our commitment to affordability and quality.
Key Responsibilities:
Lead property searches and acquisitions to meet service demand, responding quickly to avoid any gaps in provision.
Negotiate lease agreements that work in favour of Julian House and the people we support.
Support new service bids with market research and property insight.
Collaborate with teams across the organisation (IT, Finance, Fundraising, etc.) on property onboarding, offboarding, and development.
What We're Looking For:
A valid UK driving licence and access to a vehicle (business insurance required)
Strong relationship-building skills with experience working with landlords
A solid understanding of the housing sector and a proven track record in securing properties through leasing or purchase

Our client is a well-established charity dedicated to supporting vulnerable and disadvantaged individuals across the South West. They provide life-changing services, including supported accommodation, employment support, and domestic abuse recovery. They are currently seeking a Property Portfolio Manager to lead the expansion and management of their housing portfolio.
Your new role
As Property Portfolio Manager, you will play a key role in sourcing, acquiring, and developing properties that provide safe, affordable, and supportive housing for clients. You'll work closely with landlords, developers, and internal teams to ensure properties meet service needs and quality standards.
Key Responsibilities:
- Lead the acquisition of new properties in line with service requirements.
- Negotiate favourable lease terms aligned with Local Housing Allowance and internal policies.
- Develop innovative housing solutions including modular homes and property purchases.
- Manage relationships with landlords, housing associations, and local authorities.
- Conduct market research to support funding bids and service development.
- Collaborate with internal departments to ensure smooth onboarding and offboarding of properties.
- Represent the organisation in housing forums and professional networks.
This is a permanent opportunity (30 hours per week) based in Bath, with regular travel required across the South West. The role offers a competitive salary of 30,400 per annum.
What you'll need to succeed
To thrive in this role, you'll need a strong understanding of the housing sector, excellent relationship management skills, and the ability to work independently across a wide geographical area. A proactive, solutions-focused mindset will be key to success.
- Membership of the Chartered Institute of Housing (or willingness to work towards it).
- Proven experience in property acquisition and lease negotiation.
- Strong relationship management skills with landlords and housing partners.
- Knowledge of the housing sector and social housing policy.
- Experience onboarding and offboarding properties.
- An Enhanced DBS & a valid UK driving licence and access to your own vehicle (business insurance required).
