About the Role

We are seeking an experienced Asset Manager to lead a dynamic team responsible for delivering high-quality surveying services, planned investment programmes, and major repairs within a large housing portfolio. This role is pivotal in ensuring compliance with the Decent Homes Standard , Health & Safety regulations, and long-term asset management strategies.

Key Responsibilities

• Oversee the planning and delivery of investment programmes and major repair projects, ensuring completion on time and within budget.

• Maintain and update stock condition databases to inform business planning.

• Ensure compliance with CDM 2015, HHSRS, and other regulatory requirements.

• Lead the surveying services team, fostering a culture of performance and accountability.

• Manage procurement processes, ensuring value for money and robust contractor performance.

• Engage with residents, stakeholders, and internal teams to ensure effective communication and service delivery.

About You

• MRICS or RICS qualified (or working towards), with strong surveying expertise.

• Proven experience in asset management, planned maintenance, and project delivery in the housing sector.

• Strong leadership, budgeting, and contractor management skills.

• Knowledge of Decent Homes Standard, HHSRS, and CDM 2015 regulations.

• Excellent communication and stakeholder engagement abilities.

This involves developing and implementing strategic plans to enhance asset value, monitoring overall financial performance, preparing necessary analyses and reporting. It also involves oversight of property management, leasing, capex programs and other key asset-related processes. Asset Management: Oversight and management of the processes related to an asset following purchase. This includes leasing, business planning and performance, capital expenditure, property management, customer management, and reporting. It involves oversight of the projects and activities relating to improving the asset, optimizing its performance, and improving its economics. This involves building and maintaining high-quality relationships with customers, planning departments, property managers, service providers and other stakeholders to the assets. Strategic Planning: Provide input to the development of acquisition strategies including insight from customers, experience at existing assets, and insight drawn from the local perspective of planning departments, brokers, property managers and other sources of knowledge. Acquisition: Support the acquisition process, as required with insights and expertise from existing assets, markets and customers. Planning & Construction: Provide input to the planning and construction processes to support successful applications and construction projects. Support the planning and construction processes as liaison from the Investment team, ensuring that projects remain aligned with investment underwriting. Role responsibilities Leading and implementing agreed AM leasing initiatives including capex programmes, new lettings, lease regears, renewals, rent reviews and dilapidations Ensuring each asset is in a ‘ready-to-lease’ position Maintaining a proactive and pre-emptive approach to tenant and event engagement. Assisting with the sales transactions process Assisting with the formulation of asset plans for existing assets and prospective purchases. Assisting with the cost-benefit-analysis of individual asset management initiatives. Candidate profile MRICS (2-4 years PQE) qualified with experience in the Central London market- asset management, agency or lease advisory. Strong track record of dynamic leasing activity.
