Operations Manager – Rail Cleaning (Soft FM)

Midlands-based (Coventry to Preston patch)
c. £55,000 + Car Allowance + Benefits (including free First Class rail travel)

The Opportunity

A leading Soft Facilities Management provider is seeking an experienced Operations Manager to take ownership of a key national rail cleaning contract. This role comes at a pivotal time, following the retirement of a long-standing manager, and offers the chance to oversee and further develop a £m contract with significant growth potential.

About the Contract
  • Sector : Rail – Soft FM

  • Coverage : London Euston to Edinburgh (majority of work between Coventry and Preston )

  • Sites : 16 primary stations and 9 First Class lounges

  • Current Value : £7 illion (with expansion opportunities)

  • Team : Direct line management of ~120 employed staff

    • Note: No agency staff permitted on this account

Key Responsibilities
  • Full operational responsibility for delivery of cleaning services across the contract

  • Lead, manage and motivate a large, multi-site team across the Midlands rail network

  • Ensure compliance with service level agreements (SLAs) and safety standards

  • Manage budgets, resource planning, and performance reporting

  • Drive continuous improvement and identify opportunities for contract growth

  • Liaise closely with client stakeholders and internal support functions

  • Maintain high levels of employee engagement and operational excellence

Candidate Profile
  • Strong background in Soft FM / Rail / Transport cleaning operations

  • Proven experience managing large-scale teams across multiple sites

  • Excellent leadership, communication, and organisational skills

  • Commercially aware with ability to manage budgets and drive efficiencies

  • Able to travel frequently across the contract patch

  • Comfortable working in a regulated, customer-facing environment

+ Have excellent communication and interpersonal skills.
+ Ability to demonstrate applicable knowledge, ability and experience around some Estimating/Cost and Commercial competencies required by relevant professional institutions.
+ Estimating software experience and knowledge in, for example, CostX and CANDY.
+ Bottom-up estimating experience from 1st principles.
+ Have strong analytical and problem-solving abilities with a keen attention to detail.
+ Adaptable and flexible approach to tasks and activities.

You will play a pivotal role in our Client facing Cost & Commercial Management Team as part of our leading 'Project Management Commercial Management (PMCM) Rail' Group. Your role will include Estimating, Cost Planning, Procurement and Cost Assurance of Rail projects ranging in size and complexity working for a variety of internal and external clients. Your principle role will be to deliver cost estimates as part of an estimating team.
The role offers an excellent opportunity to broaden and enhance your skills across the various aspects of cost and commercial management whilst working on a variety of diverse and challenging projects. You will join a specialist, diverse team ranging in experience from early career professionals to colleagues with over three decades of knowledge. **Your Team**
You will join a diverse, growing team of Estimators, Cost Managers and Commercial Managers, and other related professionals who work across multiple sectors.
You will be part of our growing Project Management and Commercial Management Rail Team made up of approximately 80 colleagues across the UK. This team provides Estimating/Cost and Commercial Management, Programme and Project Management and Design Management services to deliver both Rail and Infrastructure projects for public and private clients.

**What we will be looking for you to demonstrate.**
+ Rail Estimating experience and knowledge of measurement methods such as the Rail Method of Measurement (RMM1), Method of Measurement for Highway Works (MMHW) and the Civil Engineering Standard Method of Measurement (CESMM4).
+ Have excellent communication and interpersonal skills.
+ Ability to demonstrate applicable knowledge, ability and experience around some Estimating/Cost and Commercial competencies required by relevant professional institutions.
+ Estimating software experience and knowledge in, for example, CostX and CANDY.
+ Bottom-up estimating experience from 1st principles.
+ Have strong analytical and problem-solving abilities with a keen attention to detail.
+ Adaptable and flexible approach to tasks and activities.
+ Are passionate about making a difference and want to be part of a dynamic team.
+ Hold or working towards, a relevant, professional qualification.
+ Hold a degree, or similar higher education academic qualification.
+ Have proven organisational and time management skills, with the ability to prioritise tasks and meet deadlines in a fast-paced environment.

Key Responsibilities:

  • Assist in preparing detailed cost estimates and pricing documents

  • Interpret drawings, specifications, and tender documentation
