We have an exciting new role come in for Northamptonshire Police, Fire and Rescue. We are recruiting for a Property Maintenance Technician to work for them at their Headquarters in Northampton.

This is an exciting new role where you will be working on a permanent basis Monday to Friday 37 hours a week.

The purpose of this role

Working within Enabling Services as a Property Maintenance Technician to provide support to the Deputy Property Operations Manager, and the wider Property Operations team dealing with minor repairs and defects throughout both Police & Fire estates

MAIN RESPONSIBILITIES:
  1. To provide a repair and maintenance service to police and fire premises. This may include some sourcing, pricing and purchasing of materials for repair and maintenance work.
  2. Monitor the efficient day-to-day operation of on-site mechanical and electrical systems e.g. boilers and ventilation systems, generators (Police sites), compressors and security gates.
  3. Carry out weekly fire alarm systems and being first point of testing of emergency and security gates and doors.
  4. Provide information to contractors on site in relation to the location of all electrical and mechanical plant and related equipment. To escort unvetted contractors working on site to ensure security of buildings and information. Report any concerns or unsafe practices in relation to contractors promptly to a supervisor.
  5. Assist with the porterage, transportation and delivery of supplies, furniture, equipment and property. Provide logistical support for external events.
  6. Assist with office relocations/movement.
  7. To keep site yard and outside surrounding areas, including car parks, in a clean and tidy condition and to maintain and keep in good order all garden areas.
  8. Police sites only.Fuel. Assisting fuel deliveries. Taking fuel sample dips to determine stock levels aiding stock replenishing.
  9. Police sites only. Vehicle sundries changes. To expedite operational deployments. Bulbs, wheel changes, arrange puncture repairs, liquid top ups, checking of operational contents.
  10. To undertake H&S training and refresher training commensurate to the activities being asked to complete. Including manual handling, fuel deliveries, asbestos awareness, working at heights and equipment provided.
  11. Portable appliance testing. Maintain competence to undertake portable appliance testing/records as part of scheme to meet codes of practice. Undertake testing for periodic reviews and during office moves.
  12. Assist creating housekeeping rules. Provide feedback relating to conditions for reporting to supervisors, through workflow devices.
  13. Use of workflow technology for both planned and reactive maintenance work. To be used for managing departmental workflow in relation to requests for service.

ESSENTIAL CRITERIA:

  1. Willingness to successfully undertake relevant Health & Safety training, i.e. Manual Handling/COSHH.
  2. Comprehensive working knowledge of plumbing, painting/decorating, carpentry and electrical work, ideally gained from a trade background.
  3. Ability to undertake physical demanding activity.
  4. Good communication skills.
  5. Flexibility regarding working hours and locations.
  6. Holder of current driving license. Able to drive vehicle with a manual gear box and prepared to complete and successfully pass any organisational van driving or practical assessment and use an organisational van to transport to support the property function
  7. Initiative and self-motivation.

  • Maintaining outdoor spaces, including clearing paths, trimming hedges and caring for flower beds and lawns
  • Liaising with the team to ensure that they complete projects on time
  • Proven experience in maintenance and/or gardening roles is preferred
  • Ability to communicate clearly and effectively with colleagues at all levels
  • Strong problem-solving skills and attention to detail
  • Ability to work independently as well as part of a team
  • Excellent problem-solving and decision-making skills
  • Strong time management skills and the ability to prioritise tasks effectively
  • Knowledge of how common electrical and mechanical items work and how to repair them

Driver skills and qualifications:

  • Valid driver's licence with experience driving vans

Our client, a leading provider of housing solutions, is seeking a Property Maintenance Operative to cover the Gravesend area.

Purpose of the Role:

Reporting directly to the Head of Property, the role involves managing both planned and reactive maintenance tasks across properties within the organisation. Responsibilities include performing necessary repairs and installations as required. This position is home-based, with daily travel to complete maintenance and repair tasks at properties.

Duties and Responsibilities:

Perform tasks in both occupied and vacant properties, including:

Plumbing: Conduct a variety of plumbing repairs and minor installations.

Carpentry: Complete a range of carpentry and joinery repairs and installations, such as:

  • Installing and/or repairing windows, doors, frames, and UPVC components.
  • Working on framed ledged and braced, and internal plywood doors.
  • Repairing or installing fences, soffits, fascias, and bargeboards.
  • Joinery tasks, including fitting or repairing architraves, skirting boards, bath panels, frames, kitchen units, worktops, double-glazed units, locks, floorboards, and stud walls.

Plastering: Perform patch plastering as needed.

Painting and Decorating: Undertake a range of painting and redecorating tasks, including:

  • Preparing and cleaning surfaces using methods such as scraping, sanding, and steam cleaning.
  • Removing old wallpaper and loose paint.
  • Repairing cracks and holes in walls or joinery using fillers and sealants.
  • Sanding and preparing surfaces for the application of decorative finishes.

Groundwork: Complete a variety of groundwork, fencing, and clearance repairs and renewals.

Required Skills:

  • Proven general property maintenance experience
  • Ability to evaluate problems, identify effective solutions, and perform repairs promptly and efficiently
  • Clear and effective communication
  • Ability to prioritise tasks and manage workload to meet deadlines
  • Good attention to detail
  • Knowledge of safety regulations and procedures to ensure a safe working environment
  • Full, valid UK driving licence
